  • Resource potential of the mountainous part of the Chechen Republic for the production of modern repair and restoration binders and compositions

Repair and restoration binders and compositions based on them are needed primarily for the repair, restoration and restoration of cultural heritage sites both in the Russian Federation and abroad. They are subject to special requirements, so the conduct of related engineering and survey, research and development work is an important condition for the development of modern scientifically verified, practically tested and in demand in practice repair and restoration materials. One of the main conditions for the practical implementation of the proposed investment project is the presence of a mineral resource base in the region and the country. The resource potential of carbonate, halogen and clayey rocks is fully represented in the mountainous part of the Chechen Republic (CR). Based on the results of research and prospecting work on the territory of the Czech Republic, 6 forecast areas have been identified that are promising for the identification of deposits of carbonate, halogen and clay raw materials, mainly as lime, cement and multi-purpose. The work uses methods of analytical research and scientific generalizations, expert assessments, process modeling and system analysis. The classification of inorganic binders was performed, which for the first time included organic-inorganic binders and additives in repair and restoration binders and compositions. As a result of exploratory research, it was proposed to repair, restore and restore historical and cultural monuments using the ones developed at the Kh.I. Ibragimov RAS of modern technologies and materials for repair and restoration work. To assess and correct the scientific problem associated with the development of repair and restoration binders and repair and restoration compositions, a review of historical experience was made. A concept for the development of a new scientific direction "High-strength composite materials based on lime (hydraulic and hydrate), gypsum (gypsum and anhydrite) and magnesia binders for the repair and restoration of cultural heritage sites" has been developed.

Keywords: repair and restoration binders, repair and restoration compositions, hydraulic lime, hydrated lime, gypsum, anhydrite, dolomite, magnesian binders, carbonization, decarbonization, carbonate raw materials, cement raw materials, clays, limestones

  • Features of conducting a forensic construction and technical expertise in accordance with the principle of unity of form and content

The relevance of forensic construction and technical expertise in the Russian Federation increases with the increase in the level of urbanization and at the same time the community of forensic construction experts with deep knowledge in the construction field obtained as a result of professional education is growing rapidly. The article raises the issues of lagging the level of preparedness of construction experts in procedural matters, in the skills of mastering the art of polemics, in the ability to flawlessly design the results of the examination in the form of an expert opinion. The authors of the article, based on the study of the practice of conducting judicial construction and technical examinations, analyzed the organizational and legal problems arising from the expert in connection with the violation of the principle of unity of form and content during the examination, underestimating the importance of putting evidence in a strict procedural form.

  • Problems of construction of high-rise buildings in the conditions of the current development of the metropolis

A feature of modern construction is the large-scale reconstruction of blocks in the center of large cities. In recent decades, investors have increasingly sought to increase the number of storeys of buildings. However, the construction of high-rise buildings (above 75 m) in the conditions of the current development of the metropolis has a number of problems that can negate all the benefits of placing a real estate object in the central districts of the city. The greatest problems are identified already at the design stage of the foundations of high-rise buildings. The article discusses 5 key problems that have the maximum impact on the increase in the cost of construction of high-rise buildings.

Keywords: high-rise buildings, the conditions of the existing development of the metropolis, engineering and geological surveys, dense urban development, geotechnical forecast, geotechnical monitoring, excavation, pile foundations

  • Construction of social facilities in the development of territories of integrated development on the example of Rostov-on-Don

The article considers the assessment of the construction of social facilities in the development of territories of integrated development on the example of Rostov-on-Don. As part of this, the analysis of the territorial needs of the city of Rostov-on-Don in the construction of social institutions, spatial analysis of the placement of territories of complex development was carried out. A project for the construction of a preschool institution using green technologies has been developed and the effect of the results of the construction of the projected preschool institution has been calculated.

  • Calculation of the cost of a full cycle of life in the city of Rostov-on-Don

This article discusses the relationship of all stages of the life cycle of buildings on the basis of information-analytical system IAS HCS. The full life-cycle cost of a 1,000-seat school was calculated. Using the IAS HCS program, we made calculations of the costs of repair work on three models: without taking into account any repair work, taking into account the repair of the main structural elements and taking into account the repair of all elements, based on the standard operating time. Real estate life cycle cost analysis can be performed for both new and existing buildings of any type (residential and public). Evaluation of the total costs of the full life cycle of the object can be applied by both the developer and the owner of the building to further improve the management system of the property.
