A feature of modern construction is the large-scale reconstruction of blocks in the center of large cities. In recent decades, investors have increasingly sought to increase the number of storeys of buildings. However, the construction of high-rise buildings (above 75 m) in the conditions of the current development of the metropolis has a number of problems that can negate all the benefits of placing a real estate object in the central districts of the city. The greatest problems are identified already at the design stage of the foundations of high-rise buildings. The article discusses 5 key problems that have the maximum impact on the increase in the cost of construction of high-rise buildings.

Engineering and geological conditions of the reconstructed territories are important town-regulating factors in the development of Master Plans and Rules of land use and development. They should be taken into account both at the pre-investment stage and at the stages of development of preliminary and working projects of construction projects. Data on the degree of exposure to dangerous engineering and geological processes will allow calculating the stress-strain state of the foundation depending on changes in the physical and mechanical properties of the soil, which means making the most effective organizational and technological decisions for the reconstruction of urban development.

The conditions and the process of certification of buildings according to WELL and Fitwell standards are analyzed. A comparison of standards was made. The process is described, as well as the necessary conditions for successful certification.
Keywords: construction, European standards of green construction, green technologies, energy saving, energy efficiency, WELL, FitWel
In the course of the work, the most popular environmental construction standards for today were studied: BREEAM, LEED, WELL and FitWel. The categories evaluated by these standards are considered.

The analysis of the use of renewable energy sources in Russia is carried out. The main features of the use of energy-efficient technologies in construction are considered. On the example of the construction of a 9-storey residential building, a comprehensive analysis of the construction area is performed. Solutions with the use of energy-efficient and green technologies are proposed.

The analysis of the functional purpose of high-rise buildings in Russia and abroad is presented. The dynamics of the growth of construction of ultra-tall buildings for the period 2000-2020 is considered. The trend towards the use of composite materials in the construction of ultra-high buildings is revealed. The dynamics of growth of construction of high-rise buildings in Russia is considered. Revealed changes in the functional purpose of high-rise buildings in Russia on the example of the tallest buildings in the Russian Federation. Changes in the use of construction technologies and materials in the construction of high-rise buildings and their impact on the quality of buildings under construction are presented.

Recently, the issues of improving the environmental situation in the urban environment have become more relevant than ever. "Green architecture" gets popularity not only in Russia but over the world as well. The necessity of this type of architecture causes the need to improve air quality and environmental factors of urban conditions. Most often, greening the roof of a building or greening the facades is used for ecologization, so-called the element of wall greening and also greening of vertical surfaces of buildings (phyto facade).

The paper is considered modelling the process elaboration of a pit for high-rise building in the case of dense urban area. The research is analyzed stress strain state of soil with retaning wall. The authors are developed various design solutions of the retainig wall to decrease of displacement of the nodals in soil finite element model. According the results, it has selected rational design solution of retaining wall.

The article is devoted to the development of a methodology for preliminary assessment of the geotechnical situation of the site for the reconstruction of construction of unique buildings and structures and its explanation. Was the method of determining the geotechnical category, the complexity of a new building and highlighted the main aspects of the stages of the methodology.

In this article the territory of the city of Rostov-on-Don is considered and engineering-geological conditions for the purpose of construction of buildings and constructions on a monolithic base plate of small laying are analysed. The schedule of dependence of the limit module of deformation on pressure under a base sole is constructed. The analysis of engineering-geological conditions in the city of Rostov-on-Don is made, and also the map and the chart of distribution of the average module of deformation in his territory are made.

The paper proposes to perform quality control of the production work on the consolidation of soil foundation with the use of the method. Application of geo-radiolocation sensing allows to specify and complement the results of engineering and geological surveys, as well as capture the changes taking place in the grounds of foundations after work on fixing them. This will provide a comprehensive picture of the grouting in the underlying foundation of the building and provide a reliable and simple quality control work.
